Roca Group today presented Roca City Gavà-Viladecans, an ambitious urban regeneration project that will transform underused land in the municipalities of Gavà and Viladecans into an innovative and sustainable eco-district. This initiative reaffirms the company’s commitment to sustainability and social development, becoming a model of responsible and efficient urban planning.
More than 100 years ago, Roca first established itself in Gavà and later in Viladecans, driving growth and prosperity in these two municipalities. In recent decades, industrial transformation has left underutilised spaces, which Roca now seeks to revitalise through Roca City. This project represents urban regeneration, a new way of "city-making," and the result of over a century of "Roca commitment" to society.
Roca City has received initial approval from the Metropolitan Council of the Àrea Metropolitana de Barcelona (AMB). It will cover an area of 32 hectares—6 in Gavà and 26 in Viladecans—with 40% of the buildable area allocated to housing, amounting to over 2,700 residences, combining free-market housing (60%) and social housing (40%). At least half of the social housing will be designated for rental.
The remaining 60% of the buildable area will be dedicated to economic activity and mixed-use purposes, featuring office buildings for Roca-affiliated companies, Industry 4.0 and innovation, coworking spaces, and startup hubs within the Roca Group Ventures ecosystem. The economic activity space will also include a knowledge centre designed to be a global reference point for new technologies in the construction and industrial sectors.
Alongside the company’s new global corporate headquarters, Roca City will feature exhibition spaces, a historical museum, and a new training centre for Roca's 20,000 employees, clients, and industry professionals, generating visitor traffic with a positive impact on both municipalities. To accommodate new lodging needs, the project includes the possibility of developing a residential-hotel use area, with a maximum buildable area of 12,000 m2 per municipality (a total of 24,000 m2).
The urban development project has been designed in collaboration with the renowned architectural firm Batlleiroig, specialists in urban planning and leaders in this field.
Water as a unifying element and urban renaturalisation
23% of the area will be converted into an 8-hectare urban park, serving as a public connector that will restore open-air watercourses. Designed to integrate social use with sustainable drainage systems, it will optimise water management and enhance biodiversity.
The project also includes two major municipal facilities: one located in Roca's historic headquarters in Gavà, reinforcing industrial heritage preservation, and another on a 9,000 m2 plot in Viladecans. Furthermore, Roca Group will maintain its industrial activity in 26% of the sector at the Roca Complex, which will house the new global corporate headquarters, the knowledge and innovation centre, and production facilities operating under the Industry 4.0 model, fully digitalised and emission-free.
As part of its commitment to decarbonization, Roca Group will fully electrify its industrial activity at Roca City. Its ceramic production centre will incorporate a new electric kiln for sanitary porcelain production, a key innovation to minimise environmental impact. Additionally, the tap manufacturing plant will also be fully electrified, and its facilities will be adapted to integrate renewable energy sources, including photovoltaic panels on the roofing of both the tap and porcelain production centres.
Sustainable mobility and energy efficiency
Roca City Gavà Viladecans will improve urban mobility in both municipalities with a new bridge over the railway line, linking the area to the existing urban road network. It also proposes an underground car park connected to the ADIF train station and prioritises pedestrian and cycling spaces, including approximately 2 km of new cycle lanes.
The project will promote the use of renewable energies and energy efficiency, incorporating self-sufficient energy solutions in buildings, encouraging sustainable construction, and reducing emissions.
